Townhouses arriving in the area

HURON TWP. — Many entities, including the Huron Joint Port Authority, came together to anchor a massive housing project. Those representing the port authority — appointed by local elected officials and consisting of seven members residing in Huron and Huron Township — worked with the Greater Sandusky Partnership, a regional chamber, to deliver the area's first new-housing project in years. "We leveraged their developmental expertise and economic development tools," said Rob Moore, the port authority's chairman, speaking about joining with the partnership. "There were significant sales tax savings by structuring it this way. Because of our work, there is no sales tax on the construction costs." Those savings convinced Marous Development Group — which has completed several projects in Sandusky, which include City Hall, BGSU's downtown campus and the Feick Building — to pursue this Huron-area project as its general contractor. Regarding the project, here are the known details: • Location: It's coming to 1408 Mudbrook Road (Ohio 13) near Thunderbird Hills Golf Course North and Bar North near Ohio 2. While this is a Huron address, it's technically located in Huron Township. • Area: It's located on a site totaling a little more than 15 acres. • Size: Blueprints show 144 units coming to this site. It breaks down with: — 36 one-bedroom, one-bath units — 108 two-bedroom, two-bath units When factoring in all living spaces across six buildings in addition to an amenity building — which enhances the comfort, convenience and quality of life for occupants — it'll total 136,000 square feet. • Cost: Rents are projected to align with current market demand with one-bedroom units averaging about $1,350 per month and two-bedroom units averaging about $1,800 per month. The overall average rent across the development is anticipated to be about $1,500. • Investment: Marous intends to spend $25.7 million on this privately financed project. • Timeline: Marous expects to break ground this summer. Work will then take upward of 18 months. Once fully completed, this development will open, and people can begin living there. • Importance: "This allows our community to grow and, unfortunately, Huron hasn't had much growth with residential in the past few years," said Moore, a Huron resident. "Now we have an opportunity here. This is the joint port authority's biggest project we have taken on, and we're really excited for it." Matt Lasko, the partnership's chief development officer who previously served as Huron's city manager, worked with Moore and other port authority members on this project. Lasko noted how the partnership "is thrilled" to work with the port authority, "for which the Greater Sandusky Partnership provides management services to." This project provides "desperately needed housing inventory in Erie County," Lasko said. "The Greater Sandusky Partnership is thrilled to partner with the Huron Joint Port Authority — for which the Greater Sandusky Partnership provides management services, too — to expand desperately needed housing inventory in Erie County," Lasko said. "The development will activate an underutilized site while bringing over 100-plus new residents to Huron Township, all within close proximity to major amenities and downtown Huron." He continued by stating the, "Greater Sandusky Partnership is grateful for Marous Development Group's continued investment within the county and for Huron Joint Partnership's leadership on this project."
