Housing study reveals critical needs

FREMONT — The Sandusky County Economic Development Corp. recently announced the completion of its comprehensive housing opportunity analysis, a vital study highlighting critical housing needs and outlining actionable strategies to ensure the county's future economic vitality. This pivotal analysis was made possible through the generous grant funds awarded by the Sandusky County Communities Foundation through the Lee Koenig Legacy Fund. "This grant has provided us with the essential resources to conduct this study. This generosity makes a profound impact on the future and prosperity of Sandusky County." The analysis delivers an in-depth look at the current state of housing in Sandusky County, identifying significant gaps and outlining substantial opportunities for growth. Key findings from the study include: • A significant housing deficit — Sandusky County is in need of 920 to about 1,000 new housing units over the next five years, including single-family homes, rental properties and specialized memory care facilities. • An aging housing stock — A majority of the county's existing housing is significantly older. The study found the average home sold in 2024 was built in 1949. In addition, 37 out of every 100 homes sold since 2020 had only one bathroom, and nearly 79% of market-rate rental housing was constructed in the 1960s or 1970s. • Limited new construction: Building permits for new single-family homes have remained low, failing to keep pace with demand. • Workforce housing challenges — More than half of Sandusky County's workforce actually lives outside of the county, indicating a shortage of available and suitable housing for those employed locally. Impact on our community These findings show how the current housing landscape impacts every aspect of Sandusky County. A lack of modern, diverse housing options directly hinders our ability to attract and retain a skilled workforce for expanding businesses, like Whirlpool, which is creating 400 to 600 new jobs, and the new HP Young Industrial Park, which is projected to bring 850 to 1,000 jobs. It also contributes to the county's population decline of 3.4% from 2010 to 2020 and limits choices for residents at all stages of life: from young professionals to families and seniors. Without addressing these needs, our economic potential, school enrollment and overall community vibrancy are at risk. Improving the current outlook The study is not just a diagnosis: It's a blueprint for action. It highlights proactive strategies and financial tools to stimulate new housing development. These strategies make Sandusky County more attractive for developers by implementing financial incentives, exploring and utilizing programs that mitigate development costs through mechanisms, such as tax abatements, and support for critical infrastructure like new roads and utilities. By combining these tools with streamlined permitting processes, updated zoning and community-wide collaboration, we can create a more conducive environment for housing development, delivering much-needed housing across various price points and types.
